The 2025 Annual Meeting will be held Thursday, 5/15/2025 @ 7:00PM at the Sagamore Firehouse.
We encourage all residents to attend this meeting. We will provide updates on paving, landscaping, communications, and other community topics. We will also present the annual budget and be voting on board members as well as two items listed below. We will also discuss and vote on any additional items raised by residents during the meeting.

The idea of creating a community garden in the ball field on Winston Ave. was presented at the 2024 annual meeting, and it received a fair amount of interest from those in attendance. The garden would be funded only by those interested in having a plot, and it would occupy a small piece of the ball field, allowing ample room for those who utilize the ball field for dog walking and other activities.
At the meeting, we will:
Vote to confirm resident approval for using a small portion of the ball field for a garden
Vote on the exact location of the garden
If approved, preliminary garden installation work may begin immediately.

The Board has proposed the following language changes to the current Weldon Park Rules & Regulations:
Rule 3 current language: All storage containers (i.e. cargo containers), dumpsters, and the like shall be kept in the Member’s back yard area only.
Rule 3 proposed language:
For homeowners who have a current open building permit, a dumpster is allowed anywhere on the property the entire time that permit is open.For homeowners without a building permit, a dumpster is allowed on the property for a maximum of 30 days.
Rule 4 Current language:
No Member or guest of any Member shall alter/disrupt any portion of the open space for their own personal needs, uses, or gains.

No Member or guest of any Member shall alter, disrupt, or disturb any portion of the open space and/or common areas without express written permission of the Board of Directors.
The Board has been working diligently to create a clearly defined scope of work for the landscaping and get quotes from multiple vendors. We reviewed proposals and have selected a vendor for the 2025 season.
As you are aware, potholes continue to be an issue, especially on Church Lane. Last fall, we hired a paving company to repair large sections of the road. Over the winter, many smaller potholes have popped up. The Board has patched these and will continue to perform maintenance. We plan on hiring a paving company to again perform professional repairs.
To help offset the increasing costs of insurance, landscaping, and paving, the Board increased the annual dues by 10% for 2025.
It is critical that dues are paid in a timely manner in order to maintain a positive cash position and pay our vendors.
This is the process we follow to send and collect dues:
Dues are sent to all homeowners in mid-January and are due upon receipt.
We send a second notice after fees are 90-120 days past due.
30 days from the second notice, our lawyer sends a final notice to past due owners.
30 days from the final notice, the lawyer initiates legal action.
We are not aware of any immediate impact that the new bridge construction will have on Weldon Park. The MassDOT website has the latest information, plans, and schedule regarding the construction project.
